Rental Policies


  • OFFICE HOURS: M-T 8:30AM-12:30PM & 1:30PM-5:00PM, FRIDAYS 8:30AM-12:30PM & 1:30-4:30PM.
  • RENTAL APPLICATION FEE: $10 per adult and is non-refundable
  • LEASE TERM: Unless stated otherwise Lease Term is 12 months. Shorter term may require increased rent amount. (longer terms are available as well).
  • DEPOSITS: At least a $300 pet deposit is required for each pet. Some pets may require an increased pet deposit (ie:Large pets, young pets, multiple pets,etc). Deposits are based on the rent price of each specific property and are not negotiable. Deposit amounts are subject to increase dependent upon credit and rent history, time on job,etc. Deposits are required to be paid in full by the move-in date. NO EXCEPTIONS. A house cleaning fee and carpet cleaning fee will be automatically deducted from the deposit upon move out.
  • HOLDING A PROPERTY: Depending on the time a property has been empty we can usually hold a property up to 30 days with the approval of the owner of the property. We require a full month of rent to hold a property and a signed Rental Agreement. This prepaid rent is NON-REFUNDABLE if a tenant backs out of renting the property but is applied to the 1st month of rent when the tenant takes possession and pays the deposit(s).
  • SECTION 8: We do not currently offer or accept Section 8 on our rental properties.
  • RENT DUE: Rent is due on the 1st of the month for each property, no exceptions. A grace period is allowed through the 5th at 5pm. After 5pm on the 5th, a 10% late fee is charged. 5 day notices are mailed on the 5th of the month if rent is not received and rent is recorded as late.
  • ACCEPTABLE FORMS OF PAYMENT: WE DO NOT ACCEPT PERSONAL CHECKS AFTER 5PM ON THE 5TH OF THE MONTH! You can also use the link on the Home Page to pay through PayLease.com by credit card (a fee will apply if you choose to use this service, see website for details). We also accept personal checks, cashier's checks, money order or direct deposits. Personal Checks are considered a privledge and we reserve the right to not accept this form of payment after the first check has been returned NSF by your financial institution. Personal checks will only be run once by our bank to collect on payment, not twice.
  • BREAKING A LEASE: Breaking a lease is highly discouraged. Leases are not written to be broken. Tenants are responsible to pay: a re-lease fee to Elite Real Estate & Leasing, all rent due under the lease, utilities and yard maintenance until the property is re-rented or until the lease expires (whichever comes first)and forfeit all deposits. The re-lease fee is non-refundable and is equal to 1/2 of one months rent and must be paid upfront before we will advertise the property for rent.
  • MILITARY CLAUSE: We Support Our Troops! We offer Military Clauses on most all of our properties!
  • PETS: We accept pets on most all of our properties, but please call to verify. Cats are subject to special approval by the owner of each property aswell as younger pets and larger weight pets. We do not accept certain breeds of dogs; not limited to: (Rottweiller, German Shephard, Pit Bull, Chow,Doberman,ETC.) All pets must have pictures submitted and pet deposit paid before move-in. Young pets and pets that are not neutered may be disqualified. Pets are subject to automatic removal from the property if they cause any problems or destruction or violations of local city ordinances.
  • ROOMATES: Roomates are generally accepted subject to the approval of the property owner, but each must fill out an application and qualify. Please call to verify. Please Remember, each roomate is jointly and seperately liable for the lease and all damages.
  • CO-SIGNORS: We may accept co-signors subject to the property owner's approval, but each must fill out an application and qualify. Co-signors are  financially responsible for all rent and damages during the full occupancy of the tenant(s) and can be purused in court for tenant failure to pay.
  • INCOME: Income must be at least 3x's the rent amount and each individual roomate must qualify for their portion of the rent.
  • CREDIT REPORTING: We report all unpaid rent and damages to all 3 credit bureaus through Straight Arrow Screening in Texas until paid in full.
  • TENANT RESPONSIBILITIES DURING OCCUPANCY: All utility expenses (unless otherwise noted); lightbulbs, replacing a/c & furnace filters EVERY MONTH; tenant caused clogs (ie: due to food, toilet paper,toys,personal hygeine items,etc); yard maintenance (unless otherwise noted); tenant caused damges; smoke alarm batteries, remote batteries, extra keys due to loss; re-key of property;pest spraying for insects & bugs during occupancy (spiders,roaches,ants,etc.) (owner is responsible for termite treatment), resetting GFI receptacles, lighting furnace & hot water tank & stove, unhooking water hozes during freezing temperatures, resetting the garbage disposal and unclogging it. 
  • APPLIANCES: Refrigerators, washer & dryers are typically not included in our rentals unless otherwise noted. Microwaves may be included if noted. Most of our properties include disposals, dishwashers, stove/oven & vent hood.
